I’ve been looking at building one too, and I feel like a kid who lost him mom at the supermarket.
Luckily, a really good friend has build tons of gaming computers so I’m turning to him for help.

Have you considered an AMD CPU as well? AMD is generally the clear winner at this point in time. You’ll save a bit of money as well. The i7-9700K is $540 CDN and a Ryzen 7 3700X is $430 CDN.
As suggested, I would grab parts off newegg.ca or Amazon and then just find a local computer shop to build it for you. Not sure where you’re located in Canada but I imagine even Geek Squad at BestBuy could build it if you didn’t have a local shop.

Cipher is right. You’re better off building one. However, you can look up the cost of each piece of hardware in that amazon one and see if it’s actually worth it.
With the pandemic, if you don’t already know someone that works with PCs, you might struggle to find a store open that can build one for you. In that case, you should weigh your options carefully.

I never really considered an AMD since I’m told Intel/Nvidia combos are better for emulation or whatever.

I feel like the world needs a mainstream slew of basic technical education so people are more informed about the purchases they are making/could be making.
